In 2013 started helping a broker who specializes in ranches, farms, cattle (working ranches), recreational and hunting land, agricultural properties and similar land for sale in Texas and Oklahoma. Helped with YouTube marketing, relevant lead generation from another Texas ranch website, on-page SEO, and tiered link building.

Also helped to get more out of the images taken and provided to me.

It is a little bit pity that snow has melted a little bit but the scenery is still really stunning. If you want to enjoy the whole scenery by walk, better to stay here for about 1 whole day. 

In 2017 started helping then-known Milan Design + Build, now known as Milan Custom Build, with a wide range of services for online marketing.  This is designed to help the company increase the chances of picking 1 or 2 legitimate clients each year who would contract with the firm for a luxury custom home build or remodeling. The firm focuses on the high end neighborhoods in Dallas Fort Worth such as those in Highland Park, University Park, Uptown Dallas, Frisco, Strait Lane, Preston Hollow and more. 

Helped the firm with YouTube marketing, LinkedIn outreach, SEO, Maps, optimizing profiles on Houzz & similar, social media such as IG and Facebook, and much more. 

Had a conversation today with attorney Lauren Stone about how to either party needing legal counsel when someone is looking for a dram shop attorney in Dallas Fort Worth, otherwise considered as a liquor liability attorney in Dallas Fort Worth.  While not yet on the website, the goal was to discuss how to convey that this practice area is one where people in DFW and North Texas are welcome to contact the law firm if legal representation is needed.

In addition to upcoming ads and videos, we decided on making it helpful and clear to either party seeking a lawyer with years of expertise in this subject is to give definitions, statutes, and other helpful information. The Texas statutes which most address these kinds of liability issues when a bar or restaurant may have overserved someone who then causes significant damage, or possibly even injury or death to another person(s), is this:  ALCOHOLIC BEVERAGE CODE, TITLE 1. GENERAL PROVISIONS, CHAPTER 2. CIVIL LIABILITIES FOR SERVING BEVERAGES (link here). 

Here is some of the wording from that statute:

"Sec. 2.02. CAUSES OF ACTION. (a) This chapter does not affect the right of any person to bring a common law cause of action against any individual whose consumption of an alcoholic beverage allegedly resulted in causing the person bringing the suit to suffer personal injury or property damage.

(b) Providing, selling, or serving an alcoholic beverage may be made the basis of a statutory cause of action under this chapter and may be made the basis of a revocation proceeding under Section 6.01(b) of this code upon proof that:

(1) at the time the provision occurred it was apparent to the provider that the individual being sold, served, or provided with an alcoholic beverage was obviously intoxicated to the extent that he presented a clear danger to himself and others; and

(2) the intoxication of the recipient of the alcoholic beverage was a proximate cause of the damages suffered.

(c) An adult 21 years of age or older is liable for damages proximately caused by the intoxication of a minor under the age of 18 if:

(1) the adult is not:

(A) the minor's parent, guardian, or spouse; or

(B) an adult in whose custody the minor has been committed by a court; and

(2) the adult knowingly:

(A) served or provided to the minor any of the alcoholic beverages that contributed to the minor's intoxication; or

(B) allowed the minor to be served or provided any of the alcoholic beverages that contributed to the minor's intoxication on the premises owned or leased by the adult."

Dram Shop Laws

Long ago, bars and taverns were called "dram shops" because they sold liquor by a measurement called a "dram." Today, dram shop laws usually refer to statutes that impose legal liability on state-licensed sellers of alcohol.

Most states have some form of dram shop law in effect, though the scope of coverage varies widely. In some states, the law only applies to business establishments that sell liquor for consumption on the premises—bars, restaurants, and the like. In others, it applies to all liquor sellers.

Social Host Liability

Social host liability refers to the legal responsibility of a private party host who supplies alcohol to a guest, who then causes an accident resulting in injuries. A typical social host liability law makes an adult who serves alcohol to a minor responsible when the minor then causes an accident. Here too, the scope of coverage can vary considerably from one state to the next.

Texas Dram Shop and Social Host Liability Law

Chapter 2 of the Texas Alcoholic Beverage Code covers both dram shop and social host liability.

Dram Shop Liability

Texas' dram shop law applies to anyone who:

• has a license or permit to sell or serve alcohol (a "licensee"), or
• sells alcohol to another person (a "seller").

(Tex. Alc. Bev. Code § 2.01 (2023).)

A licensee or a seller can be held liable for damages caused by an intoxicated person if:

• it was apparent that the person was "obviously intoxicated," so much so that the person presented a "clear danger to himself and others," and
• the person's intoxication caused someone else to suffer damages.

(Tex. Alc. Bev. Code § 2.02(b) (2023).)

Had a great meeting with a mentor yesterday and covered a lot of ground on marketing, including potential new ways to make Metablox memories more useful to businesses and their memories.  Mentor was super encouraging about new online marketing methods for SEO, social media, web3 domains and web3 decentralized websites, justification for online press releases, and so much more.

We discussed a range of clients who have needed help from either or both of us in the past including topics pertaining to:

• XML Sitemap usage
• Incorporating directory plugins and SEO on sites already approved for Google News
• Repurposing HTML pages in dev sites 
• Ways to leverage POAP NFTs even if just to create a tangible memory about a Zoom call or other client meeting
• Upcoming 3D buildings in local Metaverse platforms which might replace some needs for local websites
• New Metaverse "world" layers with customized map pins, including adding basic Augmented Reality function at specific latitude/longitude locations
• Using mass-page HTML for Tiered link building but also having co-citations for the search engines
• Inter-linking of link wheels for SEO versus traditional stacks & silo structures
• Previous clients and ranking playlists on YouTube
• Mutually beneficial ROI's for online lead generation campaigns
• Calculating time/cost benefit for doing mass link building to index tier 2 links 
• How to promote niche websites, such as sports news sites like professional baseball, to get monthly paid sponsors

On October 4, 2023 KXII in Sherman posted the official announcement of a new professional baseball development league team to play its home games in Veterans Field at Fairview Park. The new team is part of the new Mid America League, and the team will begin play in late Spring 2024.

The McKinney Blue Thunder was an independent professional minor league baseball team which played in the Continental Baseball League. The team played one season in 2008 and its home field was the Ballfields at Craig Ranch in McKinney Texas.  Former MLB player, Curtis Wilkerson, managed the team that season.  The stadium hosted the 2008 CBL All-Star Game, which had no winning team due to being rained out midway through the game.  Online broadcasters were Dave Michaels and Tom Gulley.

Was asked to come in and help market a cattle ranch for sale in Velma Oklahoma.  Did basic work to complement existing efforts. These included SEO, YouTube marketing, embeds, adding to YT playlists, Wakelet collections, Tumblr profiles with appropriate tags, and Tiered links to existing land/farm website sales pages for the property.
